Westward Village RV Park

The 95-site Westward Village RV Park in Yuma features a retail and office component.

San Diego-based Comfort Communities paid $13.05 million for an RV park and a manufactured home community in Arizona, according to the Phoenix Business Journal.

On Oct. 5, the investor paid $7.15 million to Mesa-based Williamson Partners for Carousel Ranch at 4315 N. Flowing Wells Road in Tucson, and another $5.9 million for Westward Village RV Park at 3300 S. 8th Ave. in Yuma.

John Sheedy, senior vice president for Phoenix-based Park Brokerage Inc. negotiated the portfolio sale.

Sheedy said he’s seeing “overwhelming interest” and significantly more buyers than there are deals available in Arizona — causing investors to look outside Maricopa County and into rural Arizona.

With 90% occupancy, Westward Village is a hybrid manufactured home/RV community with 95 sites. The 55-plus park — featuring a retail and office component fronting the community, as well as a miniature golf course and clubhouse — is mostly composed of snowbirds, Sheedy said.

With 75% occupancy, Carousel Ranch has 84 manufactured home sites, two apartment units and a commercial building. The property mostly services fixed income permanent retirees and is designated 55 and up only, he said.
