The private park business is continuing to expand its footprint across the U.S., with 90 new campgrounds and more than 18,000 campsites in new and existing parks coming online between 2023 and 2027, according to park operators, developers and local news reports.
At least 13,284 of the new campsites are coming online through the construction of 90 new campgrounds, RV parks and resorts across the country, with another 4,831 campsites being added to 66 existing parks. This makes for a grand total of at least 18,115 new campsites.
Park operators and developers are also complementing their RV sites with at least 1,613 new rental cabins, mostly park models, as well as yurts and covered wagons. At least seven glamping and cottage resorts are also being developed or expanded. Some even have floating bungalows.
As of late December, Billings, Mont.-based Kampgrounds of America, Inc. (KOA) had 27 new campgrounds with at least 4,000 campsites in various stages of development, including 18 new construction contracts prior to 2023 that are still in process, according to Chris Fairlee, KOA’s chief acquisitions officer.
KOA signed franchise agreements for nine new KOAs in 2023 alone.
“We had expected six, so we exceeded our annual target,” Fairlee told Woodall’s Campground Magazine, adding that the new KOAs are to be built in Arkansas, Florida, Kentucky, Ohio, Louisiana, North Carolina and New York.
“Two of the nine should be completed and ready to open in 2024 or 2025. The remainder are two to four years out,” Fairlee said.
Thirty-two different KOA campgrounds in 15 states and one Canadian province also expanded their number of campsites in 2023, Fairlee said.
“As it relates to sites designed, our development team designed between 1,500 and 1,600 new RV sites for existing KOA owners in 2023. This would include campgrounds looking to expand the footprint on their existing campground,” he said.
Other major campground and RV resort operators, including Ocean City, Md.-based Blue Water Development Corp., Phoenix, Ariz.-based CRR Hospitality, Chicago-based Equity LifeStyle Properties, Memphis, Tenn.-based RVC Outdoor Destinations, Grand Rapids, Mich.-based Northgate Resorts, Scottsdale, Ariz.-based Roberts Resorts, Great Escapes RV Resorts, based in Houston, Texas, Castle Rock, Colo.-based Horizon Outdoor Hospitality, as well as parks affiliated with the Jellystone Park franchise network and Southfield, Mich.-based Sun Outdoors also added new RV sites and rental accommodations as well as smaller RV resort networks, such as Orlando, Fla.-based Athena Real Estate.
Other campground and RV park projects are in the pipeline, but developers told WCM they were not prepared to announce these projects just yet. Other projects are being delayed not by permitting issues, but by the high-interest rates and inflation, which have escalated building and expansion costs to the point where it isn’t financially feasible to move forward with some campground and RV projects at this time, a topic that will be explored in an upcoming WCM report.
Following are details involving new and expanding parks, based on WCM’s interviews with park operators and developers, published news reports and information gathered through park websites
Gulf Shores Cottage Community in Gulf Shores: RVC Outdoor Destinations expects to begin construction of this cottage community during the first quarter of this year. The community will have 94 oversized lots, a clubhouse, pool, hot tub, fitness room, laundry and dog washing station. The community will be built on a site adjacent to Gulf Shores RV Resort, which was also developed by RVC Outdoor Destinations.
Paradise Found RV Resort and Marina in Theodore: Construction is currently underway on this resort, which is expected to open next summer. The 46-acre RV resort will have 246 spacious back-in RV lots, 65 of which offer waterfront views of Mobile Bay, perfect for those sunset evenings. The RV sites will be marketed and sold as deeded lots. Amenities will include a large outdoor pool, a state-of-the-art fitness center, an indoor movie theater and sports courts. The resort will also have a 38-slip marina, with plans for jet ski and kayak rentals for adventures on Fowl River and into Mobile Bay.
River Sand RV Resort in Ehrenberg: This park opened last spring with 266 sites, including eight park model cabins. Amenities include a swimming pool, hot tubs, a clubhouse, a fitness center and river recreation. This park is owned and operated by CRR Hospitality.
Coachella Lakes RV Resort in Coachella: This new 375-acre RV resort with four manmade lakes opened in September. Amenities include two heated swimming pools and hot tubs, pickleball courts, a 24-hour fitness center, a fitness trail, an outdoor exercise circuit and a world-class putting course and a clubhouse, among other amenities. The park, which is owned and operated by CRR Hospitality, has 360 RV sites and 15 park model rentals.
Litchfield Hills KOA in Torrington: This 92-site park is expected to open this spring, according to Lelah Campo, who also owns Cozy Hills Campgrounds in Bantham.
Cabo Rio RV Resort in Fort Pierce: This 146-site RV resort is expected to open this year, offering RV sites both for rent and for sale, according to the park’s website and a Jan. 18, 2023 report in the St. Lucie News Tribune. At least 10 tiny homes are also planned for the resort. Park amenities will include a 600-foot-long lazy river and a wave pool. The resort is being developed on the site of a former pineapple plantation.
Dreamin’ n’ Driftin’ RV Resort in Lake City: This scenic 100-site park opened in October. Developed on a 33-acre lot that includes eight acres of century-old live oak trees with Spanish moss, the resort features large, 80-foot by 40-foot RV sites with 30- and 50-amp electric service, a walking and workout trail, a community center and swimming pool, and a one-acre dog park. Fifty of the 100 sites are long-term sites, with 25 sites being for seasonal and 25 for overnight campers.
Encore Tranquility Lakes RV Resort in Cape Coral: This luxury RV resort opened in late 2023 on a picturesque 90-acre lake with 144 sites, including waterfront sites with concrete pads, 50 amp full hookup pedestals and stamped concrete picnic areas. Subsequent expansions will increase the park by 366 sites for a total of 500 sites. Park amenities include multiple swimming pools and a whirlpool spa, a 10,000 square foot luxurious clubhouse with a fitness center overlooking the lake, a 2,000 square foot covered outdoor space for dining or relaxing, 10 pickleball courts, bocce ball, a billiards and card room, a dog park for four-legged guests and a gathering space overlooking the pool.
Olde Florida Motorcoach Resort in LaBelle: This resort is expected to open in October, according to its website. RV sites will be available for sale and the resort will eventually grow to 440 sites. The park is located about 22 miles east of Fort Myers.
Panhandle RV Resort in Gretna: Groundbreaking is expected during the first quarter of this year on this resort 30 miles west of Tallahassee, which is expected to have 217 sites and open by late 2024. The resort will have state-of-the-art amenities, including large, spacious concrete RV sites with full hookups, a fitness center with a pool and hot tub, Wi-Fi-enabled laundry services, pickleball courts, clean and private showers and restrooms, as well as an entertainment barn for outdoor entertainment, an indoor venue for indoor activities, and a convenience store.
Roserush Luxury RV Resort in Brooksville: This park 50 miles north of Tampa anticipates opening by mid-2024 with 50 premium RV sites and 12 luxury glamping tents overlooking a small lake and fountain. This will be a luxury boutique destination resort just in close proximity to I-75 and the Gulf. Nearby activities include golf, biking, hiking, mountain biking, zip lining and ATV-ing.
Southern Sands RV Resort in Arcadia: Zeman RV Resorts opened this 184-site resort on Dec. 1 as the latest addition to its Signature RV Resorts series. The park’s amenities are expected to be completed by May.
Sun Outdoors Islamorada in the Florida Keys: This all-ages 136-site resort in Islamorada opened in May and features RV sites and rental accommodations with ocean views. Amenities include a heated swimming pool, state-of-the-art clubhouse, and poolside cabanas.
The Station RV Resort in Madison: Southeastern Resort Development built this 95-site park, which opened in November.
Wild Adventures Safari Campground in Valdosta: The Wild Adventures theme park is building this campground, the first 50 sites of which are expected to open in the fall of 2024. The first phase of the campground will also include 10 tent sites.
Mountain Point RV Park in Mountain Home: Blue Terra Development broke ground on this 165-site park in August 2023, according to the company’s website.
Poderosa Point RV Park in Burley: Blue Terra Development broke ground on this 160-site park in the spring of 2023, according to the company’s website.
Garden Inn Campground in Elkhart: The Garden Inn Motel is developing this 67-site campground, according to a February 13 report by WNDU, a TV station in South Bend.
Perry’s RV Park RV & Campground in Bronson: This campground opened in October with four RV sites with full hookups. The park was developed by Thaddeus and Kelly Perry next to their existing business, Perry’s Pork Rinds & Country Store.
The Farm RV Resort in London: Construction is underway on this 150-site RV park, which is expected to open in late spring, according to a Nov. 4 report in The Sentinel Echo.
The Lodges at Eden Reserve in Williamstown: This glamping resort is being developed on a 30-acre site that was partially developed as Camp Bespoke, according to a Dec. 5 report in the Cincinnati Enquirer. The Lodges at Eden Reserve was expected to open this spring with “more than 20 Amish-made lodges and a handful of ‘glamping’ tents with safari-themed décor,” the Enquirer said.
Tiger’s Trail RV Resort in Baton Rouge: This 220-site luxury RV resort welcomed guests for a soft opening in September. The park includes 105 back-in and 115 pull-through RV sites. All sites include concrete pads and patios, 30/50-amp electrical service, full hookups and Wi-Fi. There are also 10 cottage rentals with options for waterfront, lofts and no lofts. Park amenities include pickleball courts; a resort-style swimming pool; a hot tub; a lazy river; a pond for catch-and-release fishing; golf cart rentals; food delivery from the L’Auberge Casino; and special events. In addition, the resort has a direct walkway/golf cart path to the L’Auberge Casino for easy access to their gaming, dining and entertainment opportunities.
Shore Point Cottages in West Ocean City: This park, which opened in August, offers 52 amenity-rich cottages, each with a private patio and chiminea and a private screen-in porch.
North Shore Camping Co. in Beaver Bay: This is a glamping resort that opened with 10 glamping units in spring of 2023, with plans to add more in the future, according to a May 16 report in Twin Cities Business.
Roundabout Oxford RV & Water Resort in Oxford: Plans call for 150 RV sites for this park, which will also feature swimming pools, a splash pad, a lazy river and a hot tub, among other amenities, according to an Oct. 19 report in The Oxford Eagle. The resort is expected to open by 2025.
Serenity RV Park in Sherman: Ryan Johnson told WCM he developing this park for his parents, Ron and Kathy Johnson, with the idea of eventually assuming ownership of the park. He plans to start construction during the first quarter of this year on 48 pull-through and four back-in RV sites. The park will also have five cabins. Johnson anticipates that the park is expected to open later this year.
The Hook Up RV Park in Rogersville: This 57-site park near Branson was expected to open this month, according to Christine Hathaway, who is building the park with her husband, Chuck.
UFO RV Park in Roswell: Local hotel developers are building this 92-site park, according to a March 23 report in the Roswell Daily Record.
Overton Point RV Park in Overton: Blue Terra Development broke ground on this 98-site park in December.
In the Pines RV & Cabin Village in Bolivia: This family-owned park opened in October with 30 sites and eight cabins.
A new 450-site RV resort in Broken Bow: RREAF Holdings is developing this park, which was not yet named at the time of this writing. The park will include high-end amenities such as a lazy river, resort-style pools, pickleball and tennis courts, large clubhouses, food and beverage concepts, and a variety of tiny homes and cottages for rent.
Three Ponies RV Park and Campground near Vinita: This campground, which is being developed as part of the American Heartland theme park, will initially have 350 RV sites and plans call for 300 cabins as well, according to an Oct. 30 report by NewsOn6.com in Tulsa, which said the theme park and campground were expected to open in October 2026.
Royalty Camping in New Castle: This 152-site campground is being developed with 49 RV lots, 24 pull-through RV lots, 24 van/teardrop lots, 25 van lots, 18 tent sits and 12 rental cabins, according to a May 25 report in the New Castle News.
Savannah Lakes RV Resort in Hardeeville: This 330-site park opened on Jan. 1, 2023, with a variety of amenities, including a 24-hour fitness center, pickleball courts, bocce ball and nature trails. This park is owned and operated by CRR Hospitality.
Rockwood Marina & RV Resort in Rockwood: Nestled along the shores of Watts Bar Lake, this is a brand-new RV resort consisting of 150 RV sites and 70 covered marina slips with lifts. A modern clubhouse, bar and grill, resort pool, swim beach, and bathhouse and laundry facilities round out this new resort.
Big Tex Campgrounds in Ben Wheeler: This campground opened in September with 17 RV sites and another 17 sites are planned to be built over the next several months, park co-owner Kaylee Pace told the Tyler Morning Telegraph in a Sept. 18 report.
Canopy RV Resort in New Braunfels: This new park opened in May with 295 sites.
Horseshoe Ridge RV Resort in Wimberley: This is a brand-new luxury RV resort within 5 minutes of historic downtown Wimberley, and 45 minutes from downtown Austin. This new resort consists of 130 RV sites, a state-of-the-art clubhouse, a resort pool complex with 10-mile Hill Country views, luxury cottages, and modern resort amenities. As well, our second self-service market will open adjacent to the resort pool, featuring local and regional goods and brews.
Kingtown RV Park in Nacogdoches: This 31-site park opened in September. The park, which also has one cabin rental, is next to the Kingtown boat ramp with direct access to the Angelina River and Lake Sam Rayburn.
Bryan / North College Station KOA Holiday in Bryan: This 113-site park opened on May 1, according to a June 11 report in The Eagle. Park amenities include a swimming pool, a playground for kids and a dog park.
North by Northwest RV Park and Cabin Village in Jonestown: This is a new RV park with 80 sites, including eight park models, which opened less than two miles from the shores of Lake Travis outside Austin.
Roaming Trails RV Retreat near Fort Worth: Construction is expected to begin in late 2024 on this 22-acre park, which will feature 196 RV sites, according to a press release issued by Provident Realty Advisors (PRA), a Texas-based diversified real estate development and investment firm, and the Dallas-based office of Trez Capital.
Roaming Trails RV Retreat near San Antonio: Construction is expected to begin in late 2024 on this 22-acre park, which will feature 215 RV sites, according to a press release issued by Provident Realty Advisors (PRA), a Texas-based diversified real estate development and investment firm, and the Dallas-based office of Trez Capital.
Tebo Station RV Resort in Tye: This 101-site park near Abilene opened last spring, according to a press release.
The Hill Top at Brenham RV Resort in Brenham: This is new luxury RV resort consisting of 144 total sites and cabins, resort-style amenities, including the Hill Top Hacienda clubhouse and The Hey Barn event space, all within 2.5 miles of historic Brenham and 30 minutes of Round Top, which calls itself the antique capital of Texas.
Cedar Point in Cedar City: Blue Terra Development broke ground on this 193-site park in August 2023, according to the company’s website.
Jellystone Park Camp-Resort in Hurricane: This park just outside Zion National Park is scheduled to have its grand opening over Memorial Day weekend. The park will feature 74 campsites and 11 rental units. Park amenities will include a water zone with water slides, pools, hot tubs, a lazy river and a splash pad. The park will also feature a large playground with gagaball, pickleball, basketball, a jump pillow, a gem mining sluice, and other attractions, including a dog agility course.
BlueFin Bungalows & Marina on Chincoteague Island: This resort, developed by Blue Water Development Corp., opened Aug. 1. The main attractions of this new property are its 25 “Bungalow Boats,” which are floating two-bedroom cottage houseboats that can accommodate up to six people. Made for glamping, each unit includes a full kitchen, bathroom, queen-size bed and a screened porch. The property also has 12 bungalows on land, as well as boat slip rentals and cruises.
Sun Outdoors Chincoteague Bay: This resort opened in June with 211 waterview RV sites, waterview cottages with a rooftop loft, waterfront cottages, and glamping tents with enhanced features. Managed by Blue Water Development Corp., guest amenities include a zero-entry swimming pool, a sports court, a private fishing pier and sports court.
Emrick Lake Campground in Oxford: This is a brand new 417-site campground that opened in May. Located 21 miles north of the Wisconsin Dells, the campground was built on the site of an old Boy Scout camp. A focal point of the campground is its private 38-acre lake. Paddle boats and kayaks are also available for use on the lake, which has two beaches. Other campground amenities include a swimming pond the size of a football field with a 90-foot-long inflatable slide and a set of inflatable floating climbing structures. A playground and jungle gym are also provided for the little ones. The park also features a restaurant and bar, walking trails and is close to neighboring ATV trails.
Spooner Lake RV Resort in Spooner: This is a brand new seasonal campground that opened its first 50 sites over Memorial Day weekend. The park plans to eventually grow to 200 sites by the end of this year. The campground is located on over 500 acres of densely wooded forest and features nearly a mile of shoreline along Spooner Lake in addition to the campground’s own 20-acre swimming lake inside the park. Kayaks and canoes are available for guest use. ATV trails are also located nearby.
Cactus Campground in Casper: Park developer Joe Hutchison is planning to build a 45-site campground this year on a site between Cactus Lane and Highway 20-26, according to a Nov. 7, 2023 report in the Oil City News.
Cross City Campground and RV Resort in Cross City: A 40-site expansion is planned for this park in 2024.
Great Escapes RV Resort in Leesburg: This park, which The Jenkins Organization acquired in March of 2022, is adding 11.5 acres with 70 RV sites and 30 cabins, which are expected to be completed this year.
Island Retreat RV Park in Gulf Shores: A brand new Jayco travel trailer has been added to this 173-site park as a new rental RV unit for Snowbirds.
Luxury RV Resort in Gulf Shores: A brand new Jayco travel trailer has been added to this 97-site park as a new rental RV unit for Snowbirds.
Sun Outdoors Orange Beach in Orange Beach: This resort has added 330 new RV sites in 2023, some of which have outdoor kitchens. The expansion also includes the construction of new amenities, including a clubhouse, swimming pool, lap pool, bar, restaurant, arcade, playground, and dog washing stations.
El Capitan Canyon, 20 miles west of Santa Barbara: Expansion plans submitted to the Central Board of Architectural Review include installation of 22 park model RVs and 17 yurts, among other improvements, according to a Sept. 12 report in Noozhawk.com, a Santa Barbara County news website. The park is owned and operated by Sun Outdoors.
Jackson Rancheria Casino Resort RV Park: The casino broke ground in 2023 on a 100-site expansion of its existing RV park, which will double the size of the park, according to a Sept. 19 report in IndianGaming.com.
Mission Bay RV Resort in San Diego: This park added 147 new RV sites by converting what had been former mobile home sites into RV sites.
Noma Resorts in North Fork: This resort, which opened in late 2022 with three cabins and five insulated geodesic domes, is being developed on a 135-acre site with lots of pines and oak trees near the tiny town of North Fork. “We are working with an architect and hope to install 40 to 50 Scandinavian A-frames and geodesic dome units over the next year or two,” said Nick Leyva, chief marketing officer for the resort, which he is co-developing with his brothers, Ryen and Brandon.a
Thousand Trails Soledad Canyon RV Resort in Acton: This park recently opened 125 new RV sites at this secluded campground, which provides San Gabriel Mountain scenery and resort-style amenities. The park is an hour away from several amusement parks, including Universal Studios Hollywood and Six Flags Magic Mountain.
Ventura Ranch KOA Holiday in Santa Paula: This park is three new safari tents this year, one very deluxe park model waith upper deck, and, if all goes according to plan, four premium RV sites.
Bay Bayou RV Resort in Tampa: This park added another eight premium RV sites in the Bayou Grande area of the resort last year.
Breezy Oaks RV Park in Bushnell: Park owner Mike Wood is also planning to expand this 217 park with another 181 sites available during the winter of 2023-2024.
Cooper Lake RV Community in Interlachen: New owners have expanded this park with 30 additional lots and finished a clubhouse with bathrooms and showers and a multipurpose room. Other improvements include the asphalting of all roads, the addition of a community park and the provision of WiFi service throughout the park. Park owners are continuing to level the existing lots and add new landscaping.
Creekside RV Resort in Punta Gorda, Florida: This park plans to begin construction next summer on its third phase, which will include approximately 100 RV sites.
Jasmine Breeze RV Park in Old Town: This park is more than doubling in size from 18 to 40 to 45 RV sites.
Kissimmee RV Park in Kissimmee: Athena Real Estate recently expanded this 200-site park by 16 sites by converting 16 primitive tent sites to full-service RV sites to better meet local demand in the area. The park, which is seven miles from Disney World, is part of Athena’s Applebrook RV Parks & Resorts network.
Sun Outdoors Sugarloaf Key in Summerland Key: This existing resort, formerly known as Lazy Lakes RV Resort, opened in October with 73 full hookup RV sites and 20 vacation cottages following a multimillion-dollar upgrade. Blue Water Development Corp. said it invested just over $14 million into the purchase and renovation of this resort, which is located in the Florida Keys along a seven-acre saltwater lake surrounded by parks and mangroves. Resort amenities include Aqua Bana, kayak and paddleboard rentals.
Terra Ceia Village RV Resort in Palmetto: This Encore resort has added 180 RV sites with 50-amp, full hookup, back-in and paved options. A new swimming pool, clubhouse, fitness center and four pickleball courts were also included in the expansion.
The Glades Resort in Moore Haven: Ninety-seven sites are being added to this central Florida park, with completion targeted for early 2024. Amenities include its own championship nine-hole golf course, an onsite restaurant and its own freshwater marina along the Caloosahatchee River just 14 miles west of Lake Okeechobee, 11 miles west of the Moore Haven lock and 4.5 miles east of the Ortona lock.
Torrey Trails RV & Golf Resort in Bowling Green: The first 158 RV sites at this luxury resort were completed in 2020. Another 210 RV sites were added in 2022. “We’re in the process of designing phases three and four, which will add an additional 361 sites for a total of 729,” said Amir Harpaz, a co-owner and developer of the resort, adding that he was in the process of entitling the new lots and hopes to have them ready by the winter of 2025. The scenic park was built on the site of an existing golf course, which features mature oak trees. Amenities include a nine-hole golf course; a welcome center, a 65,000-gallon swimming pool; a state-of-the-art fitness center with indoor and outdoor sections; tennis, shuffleboard and pickleball courts; a luxurious clubhouse overlooking a lake, an outdoor pavilion and a poolside bar – Pineapple Jack’s.
Travelers Campground in Alachua: All 158 sites in this park have been hard-wired with high-speed Internet service. Park owner Mike Wood plans to eventually expand the park with another 50 to 200 sites.
Jellystone Park Camp-Resort in Pittsfield: This park’s 2023 improvements include the addition of more than 50 new cabins and 40 new pull-through RV sites.
Jellystone Park Camp-Resort in Pierceton: This park is adding two RV sites this year.
Jellystone Park in Cave City: This park added 14 glamping tents that each sleep up to eight people.
Jellystone Park Camp-Resort in North Monmouth: This park added five cabins and one large occupancy house that can sleep up to 16 people.
Jellystone Park Camp-Resort in Carsonville: This park, which The Jenkins Organization acquired in December 2021, recently added 30 new cabins, which will open in 2024. The park has a total of 68 cabins.
Timberline Campground in Benzonia: This existing 300-site campground will receive an additional 48 RV sites this year. New and expanded patios will also be installed on 70 existing sites, along with a new general store and grill, and sport courts.
Red Pine Campground in Saginaw: Joe and Amanda Hansen purchased this campground in 2010 and have steadily made improvements, adding 10 more campsites in 2023, according to a July 13 report in WDIO, the local ABC News affiliate.
Great Escapes RV Resort in Forsyth: This park, which The Jenkins Organization acquired in April 2022, is adding 32 acres with 100 full-hookup RV sites with 50 amp service, 30 cabins and 10 covered wagons.
Cooperstown Beaver Valley Cabins & Campsites in Milford: This campground, which celebrated its 35th anniversary last year, added 14 new campsites with water, electric and sewer service in addition to adding sewer service to seven existing campsites.
Jellystone Park Camp-Resort in Jamestown: This park plans to add two more cabins this year.
Saratoga RV Park in Gansevoort: When Athena Real Estate acquired this park in 2016 it had 154 sites. Athena expanded the park by 100 sites in 2022 and 2023 and the company has plans to add approximately 200 more sites. The park is part of Athena’s Applebrook RV Parks & Resorts network.
Swan Bay Resort & Marina in Alexandria Bay: This park has expanded, adding 33 new back-in and pull-through RV sites right next to the playground and dog park, a perfect location for families. The resort also added two more rental cottages.
Jellystone Park Camp-Resort in Tabor City: This park added a new yurt and six full-hookup, Golden Getaway campsites, which feature 20- by 70-foot concrete pads, 10- by 40-foot concrete patios, a covered outdoor kitchen with stainless steel sinks, granite countertops, a propane grill and grilling tools.
Jellystone Park Camp-Resort in Mt. Gilead: This park, which The Jenkins Organization acquired in December 2021, added 100 full-hookup RV sites with 50-amp electrical service and 30 new cabins in 2023.
Jellystone Park Camp-Resort in Nova: This park, which The Jenkins Organization acquired in May of 2021, added 21 cabins in 2023. This year, plans call for the addition of 150 transient RV sites, 44 seasonal RV sites and 10 glamping tents.
Jellystone Park Camp-Resort in Loudon: The Jenkins Organization is developing this park on a 74-acre site. The park is expected to open in May with 263 RV sites, 15 tent sites and 55 cabins.
Camp Fimfo in New Braunfels: This park, which is owned and operated by Northgate Resorts, added 103 cabins to this property in 2023, including 18 treetop cabins.
Great Escapes RV Resort in Bryan: This park, which The Jenkins Organization acquired in June of 2019, completed the second phase of an expansion in November 2023 with 170 full-hookup RV sites, including 30/50-amp pull through premium sites, and 20 cabins. The Jenkins Organization plans to add another 28 cabins this year.
Jellystone Park Camp-Resort in Burleson: This park added 44 “Red Carpet” RV sites in 2023 as well as 14 new glamping tipis, 12 Conestoga Wagons, and 19 grain bin cabins. For 2024, the park plans to add three honeymoon grain bin cabins and 12 more glamping tents.
Jellystone Park Camp-Resort in Kerrville: This park added two multifamily cabins, each of which has four bedrooms and three bathrooms.
Jellystone Park Camp-Resort in Waller: This park added five new lakeside cabins.
Leisure Resort in Fentress: Sitting on the banks of the spring-fed San Marcos River, 45 minutes from Austin, this property will complete a property-wide renovation that includes the addition of 85 double-sized concrete RV sites in early 2024.
Oak Forest RV Resort in Austin: This 289-site RV resort is adding another 170 sites, which are expected to be available starting April 1.
Thousand Trails Lake Texoma RV and Cabin Campground in Gordonville: This park recently added 130 new pavement-lined, gravel RV sites. The expansion enables more guests to enjoy Lake Texoma, which is known as the “Striped Bass Capital of the World.” Guests enjoy a variety of water activities as well as amenities ranging from a swimming pool and pickleball court to a playground and shuffleboard.
Treeside RV Resort in New Braunfels: This park added another 120 RV sites in 2023.
Luray RV Resort on the Shenandoah River in Luray: Previously known as Outlanders River Camp, Luray RV Resort opened in August 2023 following a massive $36 million expansion by Blue Water Development Corp., which increased the size of the park from 73 to 350 sites. The resort now features a range of community-centered amenities, including an amphitheater, a resort-style pool, cabanas, an RC car track, and a recreational center offering pickleball, basketball, a mountain bike track and cornhole. Other new offerings include brand-new Airstream rentals, two-bedroom loft cottages with kitchens, and safari tents.
Jellystone Park Camp-Resort in Sturgeon Bay: This park added a new three-bedroom bunkhouse, bringing its total cabin count to nine units. The park also added a new 36-foot RV for use as a daily rental.
Kinney Lake Campground in Marion: This campground recently added 60 campsites and 10 rental units. The expansion increases the park to 598 campsites and 14 rental units.
Sand Haven Campground in New Haven: This 115-site family-owned campground is adding 32 campsites along with a second playground and a pickleball court. After the new campsites are filled the park plans to add a second pond or double the size of its existing pond.
Skillet Creek Campground in Baraboo: This campground has added 37 full hookup campsites as well as a new one-acre swimming pond. Park amenities include a catch-and-release fishing, a hiking trail, gagaball, a jumping pad and a playground. Craft and other activities are also available on Saturdays. The campground is close to Devil’s Lake State Park and Mirror Lake State Park.
Syren RV Resort in Siren: This predominantly seasonal campground more than doubled in size in 2023 from 70 to 150 sites.
Wilderness Campground in Montello: This campground added 50 more campsites in 2023. Roughly half of the new sites are for seasonal campers with the balance being for overnight campers.
