NAI Outdoor Hospitality Brokers has closed on a number of recent park transactions across the country in recent months. Led by Bob Kaplan, the firm is based in Basalt, Colo., and features more than 27 years of outdoor hospitality industry experience.

Below are some of the firm’s recent transactions.

Black House Mountain ATV Campground — Sean Wood

Black House Mountain Campground is nestled in the heart of the Cumberland Plateau in Jamestown, Tenn. This campground offers breathtaking views, well-maintained facilities and ample opportunities for hiking and enjoying the natural beauty of the region. The property has 16 total sites: 10 RV sites, five 288SF Park Models and one 560SF Park Model. Sean represented the seller and closed in July.

Funstays Moab Portfolio — Bob Kaplan & Jesse Pine

Moab, Utah, closed July 2023.  A two-park portfolio, OK RV Park (53 RV sites, 15 rental RV trailers, four rustic cabins, nine glamping tipis, five tent sites and one single-family home) and Funstays Redrock RV & Tiny Home Rentals (six park models, one RV site and one rental trailer) located near Arches and Canyonlands National Parks and cater to vacationers from across the country and internationally. This highly performing portfolio in the popular and high barrier to entry Moab Market was sold to an investment group that is creating a network of RV parks throughout the country. They plan on upgrading and improving the properties. Jesse Pine and Bob Kaplan represented the seller.

Located in front range mountains nearest Grant, Colo., the property closed in August 2023. The ranch is an established guest ranch with accommodations for 40 guests onsite. Jesse Pine represented the seller. Offered at $6,895,000, Tumbling River Ranch is a historical guest ranch on 25 acres in the Pike National Forest on Geneva Creek. Located just 90 minutes from downtown Denver in Grant, Colo., the ranch is surrounded by Mt. Evans wilderness with peaks reaching 14,000 ft creating the feeling of a true Colorado escape. Family-owned and operated since 1975, the ranch is still in good hands as the buyer is an experienced hotelier with plans for conversion to an upscale glamping retreat.

Port Arthur RV Resort — Jesse Pine

Port Arther RV Resort located in Port Arthur, Texas, closed in October. The Class A RV park has 134 total sites on 19 acres with concrete pads and roads catering to monthly stay guests working in the area. The park has 95% historical occupancy annually over the last four years. The property was sold to a Texas investor who owns multiple parks in the state. The property has six additional acres included for expansion and the buyer plans to develop further sites in 2024. Jesse Pine represented the seller.
