Golden Pines RV & Campground

NAI Outdoor Hospitality Brokers is pleased to announce the successful sale of Golden Pines RV & Campground, a well-established 109-site mountain campground located in Arnold, Calif. Ed Hermsen, of NAI Outdoor Hospitality Brokers, represented the seller in the transaction, according to a press release.

Situated in California’s Sierra Nevada, Golden Pines RV & Campground offers a mix of RV sites, tent camping, and cabin accommodations, providing guests with multiple ways to experience the surrounding mountain environment. The property’s established operations, variety of accommodations and location within a recreation-driven destination market positioned it as an attractive outdoor hospitality investment.

The transaction moved quickly from the outset, with Hermsen identifying a buyer on the first day the property was listed. From there, NAI Outdoor Hospitality Brokers worked closely with the seller throughout the transaction to navigate the complexities of transferring a longtime owner-operated campground to new ownership.

“When the time came to sell my RV park, I wanted to find a brokerage that would not only get my park in front of the right people, but would also provide guidance and advice as I navigated a sale process that I knew would be challenging,” the seller shared. “I chose NAI OHB due to their exceptional track record, and I was not disappointed.”

The seller specifically credited Hermsen’s firsthand understanding of campground ownership, communication, and hands-on approach throughout the sale process.

“Ed owns RV parks himself, and is well-acquainted with the needs of a park owner,” the seller said. “He guided me through the process with empathy and with personal advice that was every bit as valuable as the business stuff.”

“For many campground owners, selling isn’t simply a financial decision—it’s the culmination of years of work and a very personal transition,” said Ed Hermsen, broker at NAI Outdoor Hospitality Brokers. “Understanding the business from an owner’s perspective helps us recognize both sides of that equation. Our job is to create a strong financial outcome while making sure our clients feel informed, represented, and supported throughout the process.”

Following the successful closing, the seller described the experience as exceeding expectations, adding, “You’ll be taken care of and you’ll be listened to. I consider Ed Hermsen to be my friend, and that’s the highest praise that I can offer.”

The sale of Golden Pines RV & Campground reflects continued investor interest in established outdoor hospitality properties located within recreation-driven markets. It also highlights the value of specialized industry representation for longtime campground owners navigating the transition from ownership to the next chapter.

Quail Valley Recreational Village

NAI Outdoor Hospitality Brokers is pleased to announce the successful sale of Quail Valley Recreational Village, a 103-site RV park on more than 27 acres in California Hot Springs, Calif. Ed Hermsen of NAI Outdoor Hospitality Brokers represented the seller in the transaction, according to a press release.

Positioned near Sequoia National Park and surrounded by the natural beauty of California’s southern Sierra Nevada region, Quail Valley Recreational Village offers a compelling combination of scale, location, and access to year-round outdoor recreation. The property’s 103 RV sites and expansive acreage provide a strong foundation within a destination market that attracts travelers seeking national parks, hiking, camping, and other nature-based experiences.

The closing also marked the end of an important chapter for the property’s longtime owners, who had owned and operated Quail Valley Recreational Village as a family business for 32 years. After more than three decades of building the business, the sellers entrusted Hermsen and NAI Outdoor Hospitality Brokers to guide them through the transition to new ownership.

“After 32 years of owning and operating our family business, Quail Valley Recreational Village, making the decision to sell was a significant and emotional milestone for our family,” the sellers shared. “Ed understood that this was more than simply a real estate transaction. Quail Valley represented more than three decades of our family’s hard work, memories, and relationships.”

The sellers also noted Hermsen’s industry expertise and approach throughout the transaction, adding that his “professionalism, patience and personal attention” helped guide the family from listing through closing and that they always felt he had their family’s best interests in mind.

“Representing a family that has spent more than three decades building and operating a property like Quail Valley is a responsibility we don’t take lightly,” said Ed Hermsen, broker at NAI Outdoor Hospitality Brokers. “Our goal was to understand what mattered most to the sellers, navigate the transaction thoughtfully and ultimately help them transition the property to its next chapter. I’m grateful they trusted us to be part of such an important milestone for their family.”

The transaction reflects continued investor demand for established RV parks in recreation-driven markets, particularly properties benefiting from proximity to nationally recognized outdoor destinations. It also underscores the importance of specialized representation when longtime owners are navigating the sale and succession of family-owned outdoor hospitality businesses.
