The new owners of the Sugar Mill Mobile Home Park, a combination manufactured housing and RV park in New Smyrna Beach, Fla., want to expand the park’s appeal to RVers.
The Daytona Beach News-Journal reported that Winter Park-based Eastern General Realty Corp., doing business as Sugarmill Community LLC, paid $1.5 million on Aug. 17 to acquire the 69-lot park, according to Volusia County property records.
Sugar Mill Mobile Home Park is at 2590 State Road 44, just east of Interstate 95.
“The RV spots have not been heavily utilized in the past,” said Kyle Huneycutt, vice president of Eastern General Realty, a subsidiary of Winter Park-based Garber Communities, which owns and manages 16 mobile home and recreational vehicle parks in Florida. “There are RVs going by all the time to other parks and we want to change that. We want to keep the quaint old Florida feel and make this a destination winter paradise.”
Initial improvements and upgrades are planned for the park’s clubhouse, roads, lighting and landscaping. The park also owns a couple of the mobile homes and company officials plan to renovate those units and make them available for long-term Snowbird rentals, Huneycutt said.
The company’s 33.6-acre purchase includes the 13.3-acre mobile home park as well as 2.8 acres of woodlands east of Sugar Mill Mobile Park and 17.5 wooded acres to the south.
The mobile home park started out in 1955 as a motel that consisted of five rental cabins and a bar.
The Van Zandt family bought the cabins and bar in 1977 and then in the 1980s converted the motel property into a mobile home and RV park.
Richard L. Van Zandt, president of Van Zandt Development Inc., sold the mobile home park portion of the property for $500,000 to Eastern General Realty, which also paid $1 million to acquire the wooded parcels from Rosalie V. Van Zandt.
Sugar Mill Mobile Home Park has 40 lots for mobile homes, 29 spaces for recreational vehicles and five rental cabins. The mobile home park is only available to renters that are 55 years old or older.
There are no plans to develop the wooded lots at the present time, Huneycutt said. However, the smaller lot is ideal for a future drugstore of other retail business. The lot is in the developing S.R. 44 corridor near the new Walmart Supercenter.
The larger wooded parcel south of the park could be developed into a recreational vehicle area depending on how successful the upgrades are at the existing park, Huneycutt said.
“We’ll see what the market supports,” he said. “We want to make this a compelling place to stop and stay and not drive by.”
